Building cost

A special assessment is a money decision. It needs a water finding first.

This is not legal advice. Boards sometimes face costs that insurance does not fully cover: deductibles, betterments, repeated pinholes, or damage in common elements. Guessing the number before the source is known is how those meetings go badly.

Separate the incident from the pattern.

One burst hose is an incident. The fifth pinhole this year is a pattern. They support different spending conversations.

Ask for a written source and a written unknown.

A proposal without those two sentences is hard to vote on. Owners will fill the gaps with rumours.

Prevention has its own motion.

Sensors, shutoff planning, or a LEaC Shield assessment are not the same motion as paying for last month’s drywall. Keep the votes distinct.

Questions people ask

Does every leak become a special assessment?

No. Many are handled inside operating budgets or insurance. Large or repeating losses are when boards start that conversation.

Can ProShield tell us the assessment amount?

No. ProShield can help with the water facts. The corporation’s accountant and board set money questions.
