Odour
A musty closet is a clue. It is not a diagnosis.
Odour is how many hidden leaks announce themselves. It is also how unused rooms and wet boots announce themselves. Sort those before anyone opens a wall.
Locate the smell, then look for water.
Is it one cabinet, one exterior wall, or the whole suite after a shower two floors up? Point to a place.
Rule out the simple wet things.
Towels, plants, a fridge pan, and a clogged bath fan create odour. They do not explain a wet ceiling in another suite.
If materials are wet, stop guessing.
Soft drywall, buckled flooring, or a cold spot with odour is enough to request a source look. Do not spray fragrance and wait.
